The Journey Begins: In November 2022, 153+155 Pine St. graced the market with another agency. The sprawling 2 home compound featuring a 6,011 sq. ft. one-level main home, and a 1,300 +/- sq. ft. guest home stayed on the market with no success for over 200 days! The seller reduced their price drastically, and they were still unable to sell. They were left wondering whether or not their expectations were too high!
“The Compound” is Born: Just one year later in November of 2023, The WP Group took over. Without having to make a single price cut, we showed the property to over 15 pre-qualified buyers. In March, the properties now known as “The Compound”, were placed under agreement, and the closing is set to take place July 2024.
How did we do it?: We priced the property at the top of the market in hopes to receive the highest possible offer. With very few homes in the area with such allure, it was difficult to place a finger on just where the value stood for “The Compound.” After a long, two week negotiation, the buyer and seller arrived at a sales price that both were happy to move forward with. We were able to get the buyer to increase their offer by a total of $300,000 to put a deal together.

Buyer Procured, but fell short of closing: 147 Glenrose Drive was originally listed by another agency in the Spring of 2023. They were able to procure a buyer, but after the inspection period, they were unable to close on the sale. They proceeded to go back on the market, unable to close the deal.
Raise Against the Clock: We listed the property in Decemeber of 2023 at a price that exceeded the last listing by $35,000. This was to give us wiggle room for negotiations. After strategizing incremental price cuts over the course of two months, a buyer was procured $20,000 higher than their original listing price. With just a few days away from foreclosure, we helped the seller not only avoid this burden, but allowed them to walk away with profits they were not expecting.
Remarkable Outcome: The strategy from the beginning was to list the home above market value. Doing this allowed us room to reduce the price, negotiate, and set ourselves up for the best deal possible for our sellers given the circumstances of the sale.
